Your home is one of your biggest assets. I'll help you prepare it, price it right and market it like it matters, then negotiate to protect your bottom line.

You'll always know the plan, and why.
Honest pricing
A list price built on what's actually selling near you, explained number by number. No inflated promises to win your listing.
Smart preparation
I'll tell you what's worth fixing and what isn't worth your money, so you invest only where it pays off.
Marketing with a story
A sign in the yard and an MLS entry isn't a marketing plan. Your home gets professional photos, a listing that tells its story and promotion that puts it in front of the right buyers.
Negotiation and follow-through
From offers to inspections to closing, I protect your net proceeds, your terms and your timeline.
The Blueprint · Getting Ready to Sell
Six ways to get your home ready for its close-up.
Small, smart moves before you list make a real difference in how buyers see your home.
Declutter and depersonalize
Buyers need to picture their life in your home. Less stuff makes every room feel bigger.
Handle the small repairs
Leaky faucets, sticky doors and scuffed paint add up in a buyer's mind.
Refresh your curb appeal
Trim the desert landscaping, refresh the rock, clean the pool and make the front door shine.
Deep clean and brighten
Clean windows, fresh bulbs and open blinds make a big first impression.
Gather your paperwork
HOA details, warranties, permits and recent utility costs. Buyers will ask.
Know your numbers
Your loan payoff and an estimate of what you'll walk away with, so every decision is informed.

The Kitchen Table · Seller Questions
What sellers ask me most.
Have a different question? Ask me directly.
When is the best time to sell in the West Valley?
Spring is traditionally a busy season in Arizona, but the right time depends on your goals, your next move and current inventory. We'll look at the market together and choose your timing on purpose.
Should I make repairs before listing?
Some, not all. Safety items and obvious wear are usually worth addressing. Big remodels rarely pay for themselves. I'll walk your home with you and tell you honestly what's worth it.
How much will I walk away with?
It depends on your sale price, loan payoff, closing costs and agent compensation. Before you list, I'll prepare an estimate of your net proceeds so there are no surprises.
What do I have to disclose?
Arizona sellers typically complete a Seller's Property Disclosure Statement, known as the SPDS, and must disclose known material facts about the home. When in doubt, disclose. I'll guide you through it.
General information only, not legal, tax or lending advice.
