The Front Door · Explore Communities

The West Valley, from someone who lives here.

Choosing a home is also choosing a neighborhood. Here's a closer look at the communities I know and love, plus what to consider as you decide where your next chapter happens.

Three places I'd happily call home.

North Peoria

Desert views, newer neighborhoods and Lake Pleasant close by.

North Peoria is where the city opens up to the desert. You'll find newer master-planned neighborhoods, wide mountain views and quick access to the outdoors, with shopping and dining along Lake Pleasant Parkway and easy routes via the Loop 303 and Loop 101.

Good to know

  • Lake Pleasant Regional Park for boating, hiking and sunsets
  • Vistancia, a master-planned community with parks and trails, golf at Blackstone Country Club and 55+ living at Trilogy at Vistancia
  • A mix of newer construction and resale homes
  • Shopping and dining along Lake Pleasant Parkway, including the Four Corners at Happy Valley Road

Lupe's Local Take

My favorite North Peoria moment? Cool mornings when hot air balloons drift over the desert. Then it's brunch and a little shopping at the Four Corners, or a drive up to Vistancia for its trails, parks and wide-open mountain views.

WestWing Mountain

Hillside living in north Peoria with big desert views.

WestWing Mountain sits on the hills of north Peoria near Lake Pleasant Parkway and Happy Valley Road. Homes take advantage of the elevation, with mountain and city-light views, and hiking trails start right in the neighborhood. It's close to everyday shopping while still feeling tucked away.

Good to know

  • Hillside setting with mountain and city-light views
  • Two hiking trails in the neighborhood: the WestWing Mountain Trail, a 3.4-mile loop, and Sunrise Mountain Trail, a 4.5-mile loop off WestWing Parkway
  • Just around the corner from the brand-new shopping center at 83rd Avenue and Happy Valley Road
  • Easy drive to Lake Pleasant
  • Homeowners association community, so ask me about HOA details

Lupe's Local Take

This is home for me, and it's the place I love most. My favorite part? I can walk out my front door and hit the trail. With the WestWing Mountain and Sunrise Mountain trails right here, the views never get old. After the hike, grab a great cup of coffee or meet a friend at The WELL, the coffee shop tucked right in the middle of the neighborhood.

Glendale

Game days, historic charm and everything in between.

Glendale blends big-event energy with small-town character. Catch a game or concert at State Farm Stadium and Desert Diamond Arena, stroll the shops and restaurants at Westgate, then trade it all for the antique shops and cottages of Historic Downtown Glendale and Catlin Court.

Good to know

  • Westgate Entertainment District, State Farm Stadium and Desert Diamond Arena
  • Historic Downtown Glendale and Catlin Court
  • Established neighborhoods alongside newer communities
  • Central West Valley location with Loop 101 access

Lupe's Local Take

For me, Glendale means game days and big nights out. Catch an Arizona Cardinals game or a concert, then make an evening of it with dinner and shopping at Westgate.

The Kitchen Table · Choosing Your Community

Six things to weigh before you pick a neighborhood.

I'll share the facts and help you compare. You decide what fits your life.

  • Your commute

Drive it at rush hour before you fall in love with a neighborhood.

  • HOA rules and fees

What's included, what's restricted and what it costs each month.

  • New build or resale

Some areas are mostly new construction, others are established.

  • Lot size and views

Desert views and bigger lots often come with trade-offs. Let's weigh them.

  • Everyday convenience

Groceries, gyms, church, coffee. Map your real weekly routine.

  • Schools

If schools matter to you, I'll point you to the district and state resources so you can research directly.
